California Dream For All Program Returns: Life-Changing Down Payment Help for First-Time Buyers

Big news for California homebuyers in 2026: The California Housing Finance Agency’s (CalHFA) Dream For All Shared Appreciation Loan program is back, and it’s one of the most powerful down payment assistance programs available for first-generation buyers.

🗓 Application Window: February 24 – March 16

The Dream For All program will begin accepting applications on February 24, 2026, and close the window on March 16, 2026. After that, applications will undergo a random selection and audit process to ensure fairness and compliance.

Those selected will receive conditional approval and have 90 days to shop for a home using this life-changing financial resource.


What Is the Dream For All Program?

This program offers up to 20% of the home purchase price or appraised value to help first-generation homebuyers with a down payment. Unlike traditional assistance programs, Dream For All uses a shared appreciation model—meaning the state provides the funds in exchange for a share of the home’s appreciation when it's sold or refinanced.

Why It Matters:

  • Eliminates or reduces the need for mortgage insurance

  • Lowers your monthly payments (average $1,200/month savings according to California Forward)

  • Makes homeownership accessible for first-time buyers in high-cost markets like California

  • Targets equity by reserving at least 10% of funds for applicants in Qualified Census Tracts


Program Funding & Income Limits

CalHFA expects to allocate between $150 million and $200 million in funding for this round.

To qualify, applicants must meet CalHFA income limits, which vary by county:

  • San Diego County: ~$207,000

  • Los Angeles County: ~$168,000

  • Santa Clara County: ~$309,000

How to Prepare to Apply

The program’s random selection process means you must be fully ready before the application window opens. Here's how to get started:

✅ Steps to Apply:

  1. Get Pre-Approved through a CalHFA Approved Lender

  2. Gather all required documentation:

    • Government-issued ID

    • Parent information (to verify first-generation status)

    • Proof of income and tax returns

  3. Submit your application between Feb 24 and Mar 16

Only applicants with a valid pre-approval letter will be eligible for the random selection process.
